Moving across the river?

Sell on one side, buy on the other, with one agent.

Because I'm licensed in Ontario and Québec, I can coordinate both transactions and their dates, so you don't have to juggle two agents, two sets of rules and two timelines.

Questions sellers ask

Selling, answered.

How much should I list my home for?

The right price comes from recent comparable sales near you, your home's condition and current demand. I prepare a written market analysis so the number is based on evidence, not guesswork.

How long does it take to sell?

It depends on price, location and the season. A home that is priced well and well presented usually sells faster. I'll show you how long similar homes near you stayed on the market.

What should I do before listing?

Clean, declutter, fix small issues and improve curb appeal. I'll give you a short, prioritised list and can recommend local contractors.

What is different when selling in Québec?

In Québec, a notary handles the closing and OACIQ forms are used. In Ontario, a real estate lawyer handles the closing and OREA forms are used. I work with both every day.

When is the best time to sell?

Spring and early summer are usually busiest, but the right time also depends on interest rates, local supply and your own plans. We'll look at the numbers together.
